Project management

We provide a range of project management services to the commercial, retail and industrial sectors, taking a project from inception stage through to completion.We know that it’s important to understand our client’s requirements and work closely with them throughout the duration of the project. This service includes:

Condition surveys

We provide detailed survey pre-acquisition and pre-lease survey reports of properties for business clients within the commercial, retail and industrial sectors.

Dilapidations

We prepare Schedules of Condition and Dilapidation reports for a variety of business clients, including property investors, landlords/tenants and charitable organisations.

A Schedule of Condition can give valuable protection at the commencement of a lease by evidencing condition for later reference, giving protection to a tenant facing a Landlord’s claim for damages.

Dilapidations services provided include assessing claims for damages, negotiating settlements and arranging for the necessary repairs to be completed.

Expert Witness

We provide Expert Witness reports in respect of disputes concerning land, property and building construction matters.

This can include advice on the quality of materials and/or workmanship relating to construction projects, either for ongoing or completed projects.

Impartial, common sense advice will be given to help resolve matters, often when relations between parties have become difficult and challenging.

Assessment of reinstatement costs for insurance purposes

An assessment will establish re-building costs in the event of a fire or any other catastrophe.

It is recommended that insurance valuations are updated every three years for commercial property, because the risks of inappropriate insurance are high.

In addition to providing an accurate assessment of re-build cost in accordance with RICS guidelines, we are able to provide project management services for restoration works.

Feasibility studies

We can carry out a feasibility study on potential projects or property acquisitions to ensure that the project is viable.

Planned preventative maintenance

We provide reports on life cycle costing and planned preventative maintenance programmes to identify any future repair requirements or any lease repairing obligations. The reports can provide indicative information to help with budgeting requirements and reduce the number of reactive repair costs.

Building conservation

Old, Listed and historic buildings demand a different approach to their repair and maintenance, and the RICS recommends that surveys should be carried out by specialist surveyors. We are qualified to provide this service.

Party Wall matters

We act for businesses, developers and private individuals in relation to Party Wall matters, representing both building owners and neighbouring parties.

When carrying out building work affecting a party wall or boundary, failure to follow correct procedures, as laid down in The Party Wall etc Act 1996, can result in a liability to avoidable costs. We can advise on these matters, and if necessary provide Schedules of Condition and issue Party Wall Notices, as appropriate.

We are able to provide a full service, advising clients on their legal duties, drawing up Schedules of Condition, which may form part of a Party Wall Agreement and where disputes arise, drawing up a Party Wall Award setting out the rights and obligations of relevant owners.

We are able to provide valuation advice on a variety of commercial property types and will be pleased to discuss specific requirements further.
